Crested Mountain Rules & Regulations
Rules and Regulations, 7/31/2020
The following Rules and Regulations apply to all residents, whether they be owners of condominium units or guests of owners, or renters of condominium units. These Rules and Regulations will be strictly enforced by the Managing Agent. The above Rules and Regulations shall in no way amend or alter the Articles of Incorporation, Condominium Declarations, or Bylaws of the Association, but shall only be supplemental hereto.
1. Common Areas: All common areas, except those areas reserved for the exclusive use of residents, must remain clear of all personal property, unless this personal property is placed in designated storage space. Although balconies are the domain of the condominium owners, they are considered to be a visual part of the common elements. Consequently, balconies must remain clear of all items except firewood and appropriate balcony furniture.
2. Parking: Due to minimal parking available, no more than one vehicle of any kind shall be kept, maintained, or allowed on the exterior of the Crested Mountain Condominiums owner’s garage for each residential condominium unit. The Board of Directors has authorized the managing agent to remove, without notice, vehicles and/or equipment that are illegally parked. Towing will be at the offending vehicle owner’s expense. Outdoor parking is at vehicle owner’s risk and the association accepts no liability for damages.
a. Parking permits must be visibly displayed to include a phone number in case of emergencies.
b. No vehicle may block access to another unit’s garage access or parking area.
c. No recreational equipment, buses, or trailers shall be parked, stored, or maintained by any unit owner or renter upon the exterior of the property.
d. Residents unable to comply with the above are encouraged to use nearby paid parking or free parking in town.
e. There is no additional parking for the owners’ loft. Parking for loft use must be accommodated within the parking allocation of the unit renting the loft.
f. Owners are encouraged to negotiate use of parking spots with other owners but must still display a parking pass with phone number.
g. Due to limited winter access for snowplowing, the G2 unit is permitted to park a single vehicle in a designated spot near the trash dumpster.
h. Due to multiple summer construction projects, one spot at the “A” end of the parking area is designated for daily use of construction crews. Winter use of this spot is prohibited due to snow storage.
3. Signs: No signs, advertisements, notices, ski racks, or other equipment shall be exhibited or fixed on any part of the outside or inside (if visible from the outside) of the building by any owner, guest of owner, or renter other than signs or notices approved by the Board of Directors.
4. Hot Tub Use: Posted hot tub rules and hours must be observed. The hot tub may be used only by owners and renters of the condominium unit and their overnight guests. Glass containers are prohibited around the hot tub area. The changing room is reserved for owners only.
5. Quiet hours: Quiet hours are from 10 p.m. to 8:00 a.m. Unreasonable noise that is disturbing to others is expressly prohibited. Such noise includes, but is not limited to music, outdoor conversation, indoor conversation, television sound, engine noises or noises of pets.
6. Grilling: For safety reasons, the use of charcoal grills, propane grills, or wood burning stoves on individual unit balconies is prohibited. A propane grill is provided on the hot tub deck for owner and renter use.
7. Pets: No pets of any sort will be allowed on the premises or in the units by contractors, renters, or owner guests. Owners may keep pets if they agree to keep their pets on a leash or under voice control at all times, immediately clean up and dispose of pet waste, and pay for any damage caused by their pets. If the pet becomes a nuisance, either by noise or otherwise, the managing agent will require the owner to remove the pet from the premises.
8. Nuisances: If any guest or tenant of owner becomes a nuisance or causes a disturbance, the managing agent may require the person or persons to vacate and may take legal actions to enforce such request.
9. Litter: If any guest or tenant of owner is caught littering, no notice will be given, and a $200 fine will be imposed. This includes cigarette butts.

Fines: Each owner, guest, invitee, and lessee shall comply with and abide by all Rules and Regulations set forth above and as the same may be amended or adopted by the Board of Directors from time to time. Non-compliance with the Rules and Regulations may result in a $200 per day fine after being given three days’ notice of the infraction.
